Can you be certain that your home has been repaired to an acceptable standard?

We have always been concerned of the quality of the earthquake repairs completed around Canterbury. Just because you have a certificate of completion, sign off and / or engineers sign off for you house doesn’t necessarily mean that work has been completed to the scope of works and to an acceptable standard. Hard to believe ? Its true. There are thousands of houses in Canterbury that we believe have not been repaired correctly. Some houses appear great on paper with all the documentation required. So it makes it an easy decision to buy or sell right ? Wrong ! We advise you be cautious with any house that once was an ‘ as is where is ‘. Some of these houses are not what they seem. If you are considering one of these houses or currently live in one we recommend a forensic building investigation. Our team take a bit more time assessing the paperwork and the house.

We have completed many earthquake repair assessments throughout the Canterbury Region. All to satisfied clients. Every single assessment is unique in its own right. Some properties may have only 20-30 pages of earthquake correspondence including repair strategies and some properties may have over 300 pages. When buying or selling a house, having an earthquake repair assessment will give you as a vendor, more assurances that your home is fit for the market with no hidden surprises. No hidden surprises equates to a fast, clean and stress free sale. As a purchaser, the risk of you buying a property with bigger problems is not something you want to deal with.   • A full review of all supplied documents earthquake related. This helps us understand the extent of the repairs

  • Once arriving at the property we work through the repairs scope line by line assessing the quality and making sure ALL work has been completed

  • After the site visit we get back to the office where we record our findings on our own report template. This is issued to the client.

All earthquake property documents are relevant to the history of the house. If you want to provide transparency when it’s time to sell or looking to buy and want the same then having the complete claim documentation ready is so important. Some homeowners believe only the scope of works is important but we disagree. Having access to all the documentation allows us to follow the “ story “ from correspondence, to scope of works, to repairs carried out. We usually allow time on the day before the site visit to review everything so we have a complete understanding of the scope of repairs.

The site assessment can only be carried after we review the documents. It is important that we receive these first before the site visit. Becoming familiar with the repairs before we visit assists us on what to look out. We work off the scope of works line by line making sure each repair line has been repaired to an acceptable standard.

Our final reports are detailed with clear and decisive wording. We back our years of experience in this industry. If we believe that something is not right we will recommend further investigations are required or action needed in our report summary. If everything looks good then you have peace of mind knowing the property has been assessed by our experienced assessing team.
